Comprehensive Letting and Management Service

Fee: 8% of rents received each month

Service includes:

  • Rental appraisal

  • Specialist advice and assistance during the tenancy

  • Comprehensive marketing

  • Finding and selecting a tenant

  • Tenant referencing

  • Accompanied check-in at the commencement of the tenancy

  • Full written and photographic inventory agreed with the tenant

  • Complying with the deposit protection rules

  • Drafting the Tenancy Agreement

  • Collection of a deposit and the first month’s rent

  • Monthly rent collection and chasing any late rent

  • Accompanied check-in at the commencement of the tenancy

  • Full written and photographic inventory agreed with the tenant

  • Managing the check-out process at the end of the tenancy

  • Transferring utilities and informing the Council Tax office

  • Arranging repairs and maintenance

  • 24 hour emergency call-out service

  • Regular inspections

  • Deposit deductions advice

  • Rent guarantee and legal expenses insurance for the duration of the tenancy

Stand-alone Letting Service

Fee: a single all inclusive fee of just two week’s rent
