The following information may assist you in the
preparation of your property for letting:
General
Condition
Electrical systems should be safe and in good working order.
Plumbing and waste systems should be sound and free from blockage.
Decoration
Internal decorations should be in good order and preferably plain,
light and neutral.
Furnishings
If you
are considering leaving furnishings in your property we recommend
that these should be of reasonable quality only. It is important
that the tenants are made aware, during their viewing of the
property, of those items that will be remaining.
Appliances
Certain
appliances are now considered essential; e.g. adequate heating and a
cooker. It is inadvisable to leave unreliable appliances in your
property as these have an unpleasant habit of going wrong and
costing you a lot of money. If a washing machine were included in
the letting of the property then the tenant would expect to have a
functioning appliance throughout the term of the agreement.
Keys
A set
of keys will be required for each adult tenant. You should retain a
further set and it might prove wise to have a further set lodged
with our offices in the event of your absence during an emergency
(This is essential if the Management Service is chosen).
Personal Items
Personal possessions and items of great financial or sentimental
value should not be left in the property. If you plan to leave some
items in a secure area (e.g. the loft or a garden shed) please be
sure to let us know at the outset in order that applicants can be
made aware.
Gardens
Gardens
should be left neat and tidy for the time of year. Remember that it
will help to ensure a good standard of garden maintenance if you are
able to leave some garden tools and possibly a lawn mower if
applicable.
